Number of Oxford Homes that sold in February: 14

Approximate Average List Price for all Closed Sales in Oxford, MS in February: $236,998

Approximate Average price of what the homes actually sold for: $227,625 because of three homes selling for over the listing prices because of upgrades.

Percentage of Sold Price to List Price ($227,625/236,998): 96.0% (this includes 3 homes that sold above asking price due to upgrades)

Homes under 100k sold on average for:

Approximately 85.7% of the listed price

Conclusion

The overall market is better than January, when just seven homes sold for a February.  The pick up in demand seems to indicate a growth trend coming into the spring.  This could mean that prices may start leveling off or even slightly increase.
