As expected, January was a little slower for the condo market than most other months. However, a lot of people looking to buy a condo or house have sprung up lately and have the Oxford, MS real estate market buzzing again. Another interesting fact about this month is that there was no dominant subdivision or neighborhood leading the way in terms of units sold.

Total Condos sold in Oxford, MS during January: 7
Approximate Average List Price for condos in January: $202,257
Approximate Average Sold Price for condos in January: $190,214
Approximate Average Sold/List ration in January: 94%
No condos listed under 100k were sold during this month

Listed between 100-150k: 2 sold for 94% of list price on average.

Subdivisions such as Southpointe, Edinburgh, and Soleil are all great places to live in this price range. Please contact me for more information on these or any other condo subdivisions in the Oxford, MS area.

Listed between 150-200k: 1 sold in January for approximately 95% of list price.

Don’t let this number deceive you, just because only one sold doesn’t mean there are no good properties available around the Oxford area. There are some great condos for sale in this price range especially close to the Ole Miss Campus.  The West Jackson Ave. and the OldTaylor Rd. areas offer a great variety of condos in this price range.  Whether it be a stand-alone unit like Aspen Ridge or a multi-story unit like Turnberry, these two areas have it all.

Listed between 200-250k: 2 sold with about an average list price of $218,450

This is a great price range for someone looking to invest into a condo that is close to the Oxford Square. Or if you are looking for a little more square footage and acreage just outside out of town, this price range has plenty of opportunities there too. Whichever type you may be interested in, I know I can help you find just the right one for you.

Listed between 250-300k: 2 condos sold for an approximate average of 93% of list price.

Conclusion:

The next few months are great time to buy because of the Tax Credit the government is offering.  But the great buyers market we have all been hearing about could be over soon, so now is the time to start seriously looking if you have been interested in investing into Oxford Real Estate.
